FAAC Welding & Fabrication: The Waxahachie Owner’s Guide

We stock and install FAAC-compatible welding and fabrication parts in Waxahachie, with most hinge brackets, gate frames, and weld-on mounting plates running $220 to $580 installed, and full gate leaf repairs typically landing between $400 and $900. Most FAAC welding jobs are completed same-visit because we keep common weld plates, hinge reinforcements, and raw steel stock on the truck. The way owners usually find us is simple: the gate starts sagging, the hinge tears loose from the post, or an FAAC operator’s mounting bracket cracks and the motor starts banging against the gate instead of moving it cleanly.

If your FAAC gate is making a groaning sound, hanging crooked, or the operator is struggling against a leaf that used to swing free, the problem is often not the motor. It is the metal around it. In Waxahachie’s clay-heavy soil and summer heat, gates settle, posts shift, and welds fatigue. We repair that metalwork, and we get the geometry right so the FAAC operator is not fighting the gate on every cycle.

We are an independent gate and automation company with certified experience on FAAC equipment. We are not affiliated with FAAC, which means we are free to give you the straight answer on whether a part should be OEM, aftermarket equivalent, or can be welded and put back in service.

Which FAAC Models This Applies To

FAAC builds slide, swing, and barrier gate operators across several series lines: the 400, 412, 415, 770, 844, C720, C721, S450, and S700 families are the ones we see most often in Ellis County driveways. The welding and fabrication work we do generally falls into three categories, and the model number tells us a lot about what you need.

For swing gates, the weak points are almost always the hinge brackets, the leaf mounting plates, and the post anchors. The FAAC 412 and 415 compact operators bolt to a weld plate or a fabricated bracket, and if that plate cracks or the bolts wallow out, the motor’s thrust starts tearing at the gate instead of moving it. For slide gates, the failure is usually in the guide rollers, the rack mounting rail, or the catch posts. The C720 and C721 slide operators rely on a straight rack rail welded or bolted to the gate frame; if that rail has been hit by a vehicle or the gate has sagged, the rack and pinion eat each other.

Identifying the right part matters. For weld-on brackets, you want the FAAC part number stamped on the plate, or at minimum the measurement between mounting holes. FAAC brackets for the 400 series use metric spacing, so a bracket that looks close but is off by a few millimeters will not seat correctly. We measure, match, and weld to spec. For frames and hinge points, we fabricate from schedule 40 steel or heavier, matched to the existing gate weight and the operator’s rated duty cycle. Victor Salinas will tell you plainly: the metal is load-bearing. The bracket is not just holding the motor; it is transmitting every pound of force the motor produces.

On OEM versus aftermarket: FAAC’s factory brackets and plates are well made, but they are priced like imported precision components, because that is what they are. For a simple steel weld-on bracket, a quality fabricated equivalent from a shop that knows the geometry is often stronger and costs less. For moving components or anything inside the operator, we recommend genuine FAAC parts. For static steel that holds things in place, we fabricate in-house to the same or better material spec.

Signs Your FAAC Welding & Fabrication Is Failing

  • Gate sag at the latch or free end. You will see the gate drop 3/4 of an inch or more at the far end when it is open. That sag usually means a hinge weld has stretched or the hinge pin itself has worn through a bushing, and the gate is now levering against the FAAC operator on every stroke.
  • Creaking or popping at the hinge while the gate moves. That popping is the sound of a weld micro-fracturing under load. Once the crack starts, it spreads; Texas heat cycles accelerate it by expanding the steel, and the crack grows a little more each afternoon.
  • Loose or vibrating operator mounting plate. If you can grab the FAAC operator and move it by hand, the mounting is no longer solid. The motor needs a rigid anchor to push against; a loose plate turns operator thrust into wobble, and wobble kills internal gears.
  • Gap is growing between the bracket and the post. On square steel posts in Waxahachie’s expansive clay, ground movement slowly pries brackets off the post, leaving a visible daylight gap. The gate still opens, but the bracket is now relying on slag-thin weld edges rather than full contact.
  • Gate scrapes or catches on the drive or striker. A gate that used to clear by an inch now drags. The leaf has moved, which means the hinge or post assembly has failed in slow motion, and the FAAC operator is now compensating with extra torque every single cycle.

Replacement Cost & What’s Included

In Waxahachie, a welded hinge bracket replacement on an FAAC swing gate runs $220 to $380 for a single bracket, including the new steel plate, welding, grinding, and paint. Rebuilding a torn hinge point on the gate leaf itself runs $300 to $480. A full gate frame repair, where we cut out the rotted or cracked section and splice in new steel, lands between $500 and $900 depending on the size of the leaf and how much of the old metal has to come out.

What moves the price is material thickness and access. A gate built from 2-inch square tube needs heavier plate than one built from thin-wall 1 1/2-inch, and a post set in concrete with good clearance welds faster than one buried in a hedge line. The price we quote is the price you pay: parts, labor, grinding, paint, and cleanup all included, agreed before we strike an arc. No surprises on the bill, and the whole job is covered under our written 90-Day Done Right Promise. If it is not right, we come back and make it right.

DIY or Call Us?

There are things a homeowner can safely check before calling. Is the bracket visibly cracked? Can you see daylight through the hinge joint? Is the operator plate loose enough to move by hand? These tell you what failed, and they help our technician show up knowing which steel and which FAAC model we are working with.

But we do not recommend welding on a gate that carries an automated operator unless you are experienced with structural welding and understand how the gate’s weight interacts with the motor. A gate leaf is under constant load, and a weld that looks fine on the surface can fail catastrophically under shear, dropping the gate or throwing the operator out of alignment. FAAC operators also carry electrical components with stored energy in capacitors; the motor should be disengaged and powered down before any welding happens near it. Most Dallas-Fort Worth homeowners call us because they want the weld done once and forgotten. If you would rather have that too, call (936) 226-3481 and we will send someone who does this every day.
